Dear Sir or Madam,
For personal and family reasons, I have decided to sell my two EMS studios in Moers and Düsseldorf-Düsseltal.
Both locations are being sold exclusively as a package and together have approximately 110 active memberships. The purchase price for both studios is €180,000. I am offering a discount of €6,000 for a direct payment.
Number of clients in Düsseldorf: 98
Number of clients in Moers: 12 (the studio is 8 months old)
The Düsseldorf-Düsseltal location is currently supported by two qualified employees and is operating smoothly on a day-to-day basis. In my view, the Moers location offers significant growth potential. Due to my personal circumstances and time constraints, I have not been able to develop this location to the extent that would have been possible in recent months. Currently, the studio is open only three days a week with limited hours.
Both studios are in impeccable and well-maintained condition. Furthermore, there are no loans or lease obligations that would need to be assumed by the buyer. I will settle all existing obligations as part of the sale, so that the locations can be taken over with sufficient liquidity and free of any outstanding liabilities.
I am looking for a qualified and motivated successor who possesses the necessary professional qualifications and is committed to successfully continuing to operate and further develop the studios. Interested parties should therefore have relevant industry knowledge or meet the requirements to secure financing through their primary bank or the KfW.
Since the handover is scheduled to take place within the next two to three months, this is an imminent sale.
